BOARD OF DIRECTORS MEETING

NOVEMBER 2, 2022

 

A meeting of the Board of Directors of Four Winds Beach Resort Condominium Association, Inc. was held on November 2, 2022, in the Community Room.  Present were President Robert Lee, Vice-President Kenny Malchus, Treasurer John Tanner, Secretary Chuck Govin, Directors Scott Erickson (by Zoom), John Vigliotti, and Bobbie Erickson.  Also present were Resort Manager, Kathleen Rhodes and Bookkeeper, Georgia Miller.  The owners present were Sharon Tanner, Mark Miller, Rick Featherston, and David Poletti.  President Robert Lee called the meeting to order at 11:08 a.m.

 

APPROVAL OF MINUTES:

The Board reviewed the minutes of the September 7th, 2022, meeting.  Director John Vigliotti made a motion to approve the minutes and Director Bobbie Erickson seconded the motion.  The motion passed unanimously.

 

APPROVAL OF BOARD:

Secretary Chuck Govin made a motion to keep the present slate of officers. Robert Lee- President, Kenny Malchus as Vice-President, John Tanner Treasurer, Chuck Govin as Secretary, Bobbie Erickson, John Vigliotti, and Scott Erickson as Directors. The motion was seconded by Director Bobbie Erickson and passed unanimously.

 

 MEETING DATES FOR 2023:

Meeting dates for 2023 are as follows: Wednesday May 24th, 2023, Planning Meeting; Wednesday September 6th, 2023, and Wednesday November 8th, 2023.  May and September meeting attendance is not required, zoom conference will be used.

 

ROLLOVER OF EXCESS 2022 OPERATING FUNDS:

Treasurer John Tanner made the motion to rollover the excess 2022 operating funds to Reserves. The motion was seconded by Secretary Chuck Govin and passed unanimously.

 

APPROVAL OF THE BUDGET:

Vice-President Kenny Malchus made a motion to approve the 2023 operating budget with an increase of approximately 11.7%.  The motion was seconded by Director John Vigliotti and passed unanimously.

 

OLD BUSINESS:

The concrete work on the building: The remaining concrete work on the building will be given to another contractor once the selection process is completed.

Murphy Beds will be replaced beginning December 5th. It will take about 2 weeks to complete. All 14 beds will be replaced with new mattresses.

 

ADJOURNMENT:

Director Bobbie Erickson made the motion to adjourn the meeting. Secretary Chuck Govin seconded the motion, it passed unanimously. President Robert Lee adjourned the meeting at 11:57 a.m.

ANNUAL MEETING OF THE MEMBERSHIP

NOVEMBER 2, 2022

 

 

The Annual Membership Meeting of Four Winds Beach Resort Condominium Association, Inc. was held on November 2, 2022, at 10:00 a. m. in the Community Room.  Present were President, Robert Lee, Vice- President, Kenny Malchus, Secretary, Chuck Govin, Treasurer, John Tanner, Directors Scott Erickson (by Zoom), John Vigliotti, and Bobbie Erickson.  Also present were Resort Manager Kathleen Rhodes and Bookkeeper Georgia Miller.  Present in the audience were owners, Sharon Tanner, Mark Miller, Rick Featherston, and David Poletti.

 

President Robert Lee called the meeting to order at 10:06 a.m.  The quorum for the meeting was met with 33% proxies represented.

 

APPROVAL OF MINUTES:

 The Board members were asked to review the minutes of the Annual Meeting held on November 3, 2021.  Director John Vigliotti moved to approve the minutes.  The motion was seconded by Secretary, Chuck Govin and passed unanimously.

 

NOMINATIONS:

President Lee asked if there were any nominations from the floor. There were none. John Tanner, Kenny Malchus, and Bobbie Erickson were reinstated.

 

TREASURER’S REPORT:

Treasurer Tanner reviewed the treasure’s report. Secretary Chuck Govin moved to accept the Treasurer’s Report as presented.  The motion was seconded by Bobbie Erickson and passed unanimously. 

   

ADJOURNMENT:

Director John Vigliotti moved to adjourn the meeting at 10:50 a.m.  The motion was seconded by Vice-President Kenny Malchus and passed unanimously.
